I work with yacht brokers, not around them.

The broker owns the relationship. The technology should help manage it. This page answers the questions a brokerage asks before it lets anyone near its listings, its owners and its buyers.

The charter

Ten questions, answered plainly. Filter by who is involved.

Who controls the client relationship?Brokerage

The brokerage. A buyer introduced by a brokerage stays within the brokerage's relationship. YachtAddress does not contact incoming buyers, and nothing on a yacht website is designed to route around the broker.

Who receives the enquiry?Brokerage Co-broker

The responsible broker. Enquiries from a yacht website go to the named broker, or to the brokerage's CRM where one is connected. A co-broker's live presentation routes its enquiries to that co-broker.

Who controls the listing mandate?Brokerage

The central agent. YachtAddress supports the sales process under the mandate; it does not become an intermediary in the transaction.

Who communicates with the seller?Brokerage

The broker. The owner view and the monthly report are tools the broker gives the owner. Patric or YachtAddress speak to an owner only when the broker asks for it, in the broker's presence or with the broker's agreement.

Who can update the yacht website?Brokerage YachtAddress

Authorised brokers update price, location and news through Listing Pulse without a separate approval. YachtAddress remains responsible for the website, design and wider content changes.

Who receives the owner report?Owner Brokerage

The owner, through the broker. It contains visits, sources, enquiry counts, viewings and the work done. It contains no buyer names and no internal broker notes.

What is shared with a co-broker?Co-broker Brokerage

A live presentation of the yacht under the co-broker's own name and contact. The central agent sees that the co-broker's client is reading, not who the client is. Nobody captures another broker's client.

How does YachtAddress earn its fees?YachtAddress

Through published service fees for the website, Listing Pulse, hosting and listing work, on yachtaddress.com. Not through a share of the brokerage commission and not through ownership of leads.

What if an opportunity originates independently from Patric?Patric Brokerage

That is a separate matter. An introduction Patric makes on his own account is governed by a written introduction or co-brokerage agreement, agreed before anything is disclosed. Paying for a YachtAddress service never changes who owns a broker-generated lead.

What is handled under a separate engagement?Patric Brokerage

Independent market analysis (fee based, written), and fixed fee local assignments in the Gulf. Both are scoped, priced and agreed before work begins, and both leave the appointing broker as the commercial lead.

Four things that are never mixed

Different work, different structures, agreed separately. No absolute promises about commission across services, because the structures differ.

  1. YachtAddress digital service fees

Setup and monthly fees for the yacht website, Listing Pulse, hosting and listing work. Published on yachtaddress.com.

  2. Independent market analysis

Fee based written analysis: comparables, time on market, price position. Not paid by transaction, no listing inventory. Pricing evidence for the owner meeting.

  3. Fixed fee local GCC assignments

Meetings, viewings and written summaries in the Gulf for an international broker, priced per case. GCC broker support.

  4. Separately agreed introductions

Only for opportunities that originate independently from Patric, under a written introduction or co-brokerage agreement, before disclosure.

Privacy is part of the product

Client details, private documents and buyer identities are handled according to the relationship and the access rights. Owner reports show numbers and sources, not buyer names. Website traffic is never presented as proof of a buyer's identity. A visit, a submitted enquiry, an assigned broker and a recorded follow-up are four different events.

Follow an enquiry through the system

Commercial advice is not competition

Market analysis can help a broker evaluate price, positioning, comparables and presentation. It does not take control of the seller relationship. I have written critically about pricing and incentives in this industry, and I will keep doing so. That is criticism of practices, not of the people who carry the sale.

Market Notes

Three situations brokers bring me

  1. The listing has slowed down

Long days on market, a price change coming, enquiries thin. Send the public link. You get written notes on where she stands and what to change first, then, if it helps, a relaunch plan written for the owner meeting.

  2. A new mandate

Day one only happens once. The argument, the lead photograph, the documents and her own address are decided before the first link goes out, so the first impression is the right one.

  3. A boat show ahead

A QR code on the berth that opens her own page, personal links for the co-brokers on the dock, and a list on Monday of who scanned, who came back and who asked for the brochure.

A typical first engagement

Nothing is signed before the broker has read the review.

  1. You send a link

The public listing. No contract, no confidential documents.

  2. I send notes

Position against the yachts buyers compare her with, the argument she should lead with, three changes in order.

  3. We talk, if useful

Thirty minutes, optional. What the owner will ask, what can be done before the next meeting, what it would cost on yachtaddress.com.

  4. You decide

Use the notes yourself, or start with one yacht. The mandate, the owner and every buyer stay with you either way.

What I will not do

Written down because brokers have good reasons to ask.

  • Contact a buyer who enquired through a yacht website. The enquiry goes to the broker, full stop.
  • Put buyer names or broker notes in front of an owner.
  • Present website traffic as proof of buyer identity or interest.
  • Estimate a yacht's value, promise a sale, or put a probability on anything.
  • Approach a brokerage's client for another purpose, ever.
  • Take a share of a commission without a written agreement made before anything is disclosed.

Want to test this on one listing?

Send me the public link. You get written notes on where she stands and what I would change first. No contract, no confidential documents needed.
